Kelowna decks take a beating. Summer UV cooks the finish, winter freeze-thaw lifts fasteners, and our shoulder-season rain finds every crack in the seal. The decks that age well got the basics right: stainless or galvanized fasteners, proper flashing where the deck meets the house, and a stain or seal applied before the wood went grey.
We can fix the parts that have failed and tell you the parts that will fail next year. The goal is a deck you walk onto without thinking about, for as long as possible.
Common questions
How do I know if my deck needs joist work or just new boards?+
Walk every board and push down with your foot - if you feel sponginess, the joist underneath has likely rotted. Also inspect where boards meet the house (the ledger board) and around posts. We do a free walk-through on the first visit and quote what's actually needed; sometimes the answer is just five boards and the deck is otherwise fine.
Cedar or composite?+
Cedar costs less up front ($4-$6/ft material) but needs re-staining every 2-3 years to hold colour and water resistance. Composite (Trex, AZEK, TimberTech) runs $8-$14/ft material but is basically maintenance-free for 20+ years. For Kelowna, where summer UV and winter freeze-thaw are both intense, we recommend composite on south-facing decks and cedar on shaded ones.
What about my railing - is it up to current code?+
BC code requires railings on any deck more than 24 inches above grade, minimum 36 inches tall, with baluster spacing no wider than 4 inches. Decks built before 2010 often have wider baluster gaps or shorter rails. We can rebuild to current code (most common request when selling or insurance-renewing). Quote varies by length and material - usually $95 per linear foot for a wood rail rebuild.
What if the ledger board attached to my house has rot?+
This is the most important deck attachment and also the most commonly hidden problem. If the ledger is rotted, we don't just patch boards - we'll quote a ledger replacement, which usually involves removing siding, inspecting the rim joist behind, and re-flashing properly. Rotted ledgers are the #1 cause of deck collapses; we'll be straight about whether yours needs work.
Can you stain the deck while you're at it?+
We do basic spot-staining on replacement boards to match the existing colour. Full deck stripping and re-staining is its own job - usually 1-2 days, $1.50-$3 per square foot depending on prep needed. We'll quote it as an add-on if you'd like to refresh the whole deck after repairs.
