Lower Mission Kelowna handyman. Lower Mission's posted-price handyman.
We work the rancher belt from Pandosy down to Sarsons regularly. Established neighbourhood, established housing, and a lot of small upkeep work that adds up. Same fixed-rate quote on every job.
What we work on in Lower Mission
Lower Mission homes are mostly established singles - ranchers, bungalows, and the occasional 1990s two-storey. The walls are typically 5/8" drywall (heavier and better-acoustic than newer 1/2" subdivisions), which means TV mounts go in solid and patches feather more easily. The flipside is the plumbing is often original copper with 30-year-old fixtures, so a simple faucet swap sometimes finds a seized shutoff valve.
We do a lot of pre-winter work in Lower Mission: exterior hose-bib replacements, weatherstrip refresh on south-facing doors, and re-caulking around tubs. Spring brings deck-board replacements and screen-door installs. The work is steady, mostly small, and almost always finishable in one visit.

Lower Mission is 10 minutes from our base. Most bookings get a same-week slot, often next-day. No travel surcharge - it would be silly to add one inside our home neighbourhood. We text 30 minutes before arrival.
Common Lower Mission questions
We're in a 1970s rancher off Sarsons. Most contractors will not touch the original plumbing. Will you?+
Yes, for handyman-scope work. Faucet swaps, shutoff replacements, hose-bib installs - all in scope. We bring spare shutoffs because seized ones are normal in homes that old. If we open up the wall and find anything beyond the scope of the booking (a leaking copper joint behind drywall, for example), we tell you on the spot and either quote the extra work or refer to a plumber if it's beyond us.
I have a long punch list before listing the house. Can you do it all in one visit?+
Often yes. Send us photos of the list and we can usually quote 4-8 small items in a single half-day visit, flat-rate. Common pre-listing requests: tighten loose handrails, swap dated faucets, patch and paint scuff marks, re-caulk the master tub, re-hang the closet door that does not latch. We carry stock for most of this.
Can you handle the exterior maintenance too - hose bibs, deck boards, weatherstrip?+
Yes, all of those are in scope. Pre-winter hose-bib swaps are a common Lower Mission request - we drain the line and install a frost-free bib for around $189 each. Deck-board replacement is quoted per board for small jobs, by square foot for larger ones.
