BC short-term rental rules have teeth now
Since the BC Short-Term Rental Accommodations Act took effect, cities can fine hosts up to $3,000 a day for missing smoke alarm, CO, or extinguisher records. Kelowna inspectors do show up.

Walk-through visit
Cody or a senior tech visits the property within 5 business days. We document shut-off locations, appliances, smart devices, paint colours, and door codes, and do a baseline compliance check.
First monthly inspection
Scheduled on the cadence you pick. Every visit runs the full template: alarms, extinguishers, exits, plumbing, electrical, appliances, and pool or hot tub if you have them. You get a photo log and email report the same day.
Ongoing plus emergencies
Between inspections, you call or text. We respond inside your tier's response window. Flagged repairs go to the host portal for your approval before we touch anything.
What Kelowna inspectors check for
We don't write the rules. We just make sure your property satisfies them, with documentation that survives an audit.
Interconnected smoke alarms
One per floor + one per bedroom, all hard-wired or radio-linked. Battery-only standalone units fail short-term rental compliance.
CO alarms
Every floor with fuel-burning equipment (furnace, gas range, fireplace). Combination smoke/CO units count.
2A10BC fire extinguishers
One per floor, wall-mounted in a clear location, certified within the last 12 months. We log inspection tags.
Exit lighting + signage
Required for properties over a certain occupancy. We assess on walk-through and flag if you need it.
Written maintenance log
Date, technician, items checked. Required for City of Kelowna business licence inspections. Exportable PDF from your portal.
Guest emergency contact
Posted at the property + included in your listing. We can be your emergency contact if you're out of province.

FAQ for short-term rental hosts
The questions hosts actually ask.
What happens if a guest calls about a problem in the middle of the night?
On Host Standard or higher, you can list us as the property's emergency contact. We triage by text first (most issues turn out to be "the WiFi password isn't working") and send a tech if needed. Standard responds within 24 hours; PM Partner inside 4.
Do I need to be at the property during inspections?
No. We work through a lockbox, smart lock, or key handoff. Your host portal lets you grant temporary access codes per visit. Most hosts haven't been on-site during an inspection in months.
What if a flagged repair costs more than I want to approve?
Nothing happens without your explicit approval through the portal. Each flagged item has a written scope, photo evidence, and a fixed-rate estimate. Decline, approve, or part-approve any line.
Can I pause for the off-season?
Yes. Pause from your host portal any time. We hold your slot, you stop paying, and you resume when you're ready. No fee and no minimum pause length.
Do you handle pool and hot tub maintenance?
Yes. Pool & Spa is its own section in the inspection template with six items: water level, pH, sanitizer, filter, cover, and pump or heater. We'll coordinate with your specialty chemical service if you use one. We don't replace your spa contractor.
