Black Mountain is Kelowna's east-side rural-residential band - acreage lots, ridge views, mostly homes from the 1980s through 2010s built on wells (some on city water now, depends on the parcel). The dominant maintenance theme out here is wildland interface: every lot backs onto bush or grassland, the 2017 + 2023 wildfire seasons made FireSmart non-negotiable, and the seasonal weather swings are bigger than in-town (hotter summers, colder mornings). We're on a well. Can you fix the pump-house door and roof?+

Yes for the structural envelope - door, hinges, weatherstripping, roof patches, vent screens. We do not touch the well mechanical (pump, pressure tank, plumbing into the home) - that's well-tradesman territory. If the pump-house door is failing because of a structural issue (rotted sill, settled frame), we can rebuild the door + frame; budget $400-$700 depending on size.

FireSmart consultant told us to seal our deck-board gaps. Is that something you do?+

Yes. Sealing deck-board gaps (so embers can't lodge between boards) is one of the cheapest, highest-impact FireSmart upgrades you can do. We use a fire-resistant caulk in the gaps - work takes about a day for a standard deck and runs $400-$650. We also replace gable vent screens with 1/8-inch mesh (code requirement post-2018) which prevents ember entry into the attic. Standalone vent-screen replacement is $30-$50 per vent. Both are common bundled jobs out here.

Our acreage has a separate garden shed / workshop. Do you work on outbuildings?+

Yes for maintenance - rotted siding boards, failed roof shingles in a small area, door repairs, electrical-receptacle replacement (if existing wiring). We don't do full outbuilding builds or major reroofing (3+ squares is a roofer's job). For a 10x12 shed that needs a new door + a few siding boards + roof patch, budget $600-$1,200 depending on materials. Comes to your acreage in our one-hour minimum slot.
