What we work on in McKinley

McKinley is Kelowna's newest master-planned community on the north shore of Okanagan Lake. The build quality is consistently good - newer envelope details, modern HRV systems, proper waterproofing on lake-exposed walls. What we maintain against is the lake exposure itself: salt-adjacent humidity, wind-driven UV on south-facing facades, and the daily lake-breeze that backs out deck fasteners.

McKinley Beach (the lakefront condo development) operates several units as Airbnb / VRBO STRs. We service a few on the monthly compliance program - smoke alarm checks, sliding-patio-door track service (sand + lake debris in the channels), pool/hot-tub area inspections, and the photo log Kelowna's STR inspectors check. Newer units mean less drywall and plumbing work, more sliding-door and balcony-deck maintenance.

Getting to McKinley

McKinley is 20-25 minutes from our base via Highway 97. We share routing with Wilden when possible (Friday afternoons). Same-week booking is standard.

Common McKinley questions

Our sliding patio door stopped sliding smoothly. Is that a fix or a replacement?+

Almost always a fix. Sliding doors usually fail in one of three ways: lake debris (sand, pine needles) jammed in the track, worn nylon rollers under the door, or a bent track from heavy use. Track cleanout + roller replacement is $129-$179 depending on door size. Full sliding-door replacement (frame, track, and door) is $1,400+ and only needed if the frame is bent or the safety glass is cracked. We'll tell you which one you have before quoting.

We just moved into McKinley Beach and the unit is brand new. What maintenance do we actually need?+

Realistically, very little for the first two years - newer builds need almost nothing. The exception is exterior-exposed items: deck/balcony fastener check every spring (lake wind backs them out faster than inland), sliding-door track cleaning twice a year, and HVAC filter changes every 3 months (lake humidity accelerates filter loading). For STR-licensed units, the monthly compliance log is what differentiates: smoke/CO test, extinguisher tag check, pool-area safety equipment audit.

Do you handle smart-home tech installs - thermostats, locks, video doorbells?+

Yes for the install. Common installs at McKinley are Schlage Encode or Yale Assure locks, ecobee or Nest thermostats, and Ring or Eufy video doorbells. Standard install is $99-$179 depending on the device (lock takes longer than a thermostat). We don't do the app setup or smart-home network configuration - that's IT consultant territory - but we'll get the hardware physically installed and working with the device's own setup wizard.
